About the Resource

About OpenHOA

OpenHOA was created by Shannon Hall to make HOA document searches easier for people who need governing documents but do not always know where to find them. Condominium and HOA communities across Michigan maintain bylaws, master deeds, and covenants that affect what owners can do with their property, and locating those documents through traditional channels can be slow and inconsistent.

OpenHOA centralizes document discovery in one searchable library. We recommend it as a practical starting point when you need association documents and want to save time compared to hunting through multiple sources on your own.

Our Recommendation

Why Hearts to Homes Recommends It

HOA and condominium communities are common across Southeast Michigan, from Canton and Novi to Plymouth, Brighton, and beyond. When buyers ask about pet restrictions, rental rules, parking, exterior modifications, or assessment structures, the answer is almost always in the governing documents. When sellers prepare for a transaction, buyers and their agents will request those documents during due diligence.

OpenHOA saves time at exactly the moment when time matters: before you make an offer, before you list, or before you assume something is allowed. We recommend it because document research is one of the most practical steps buyers, sellers, and homeowners can take early, and a centralized search tool makes that step easier.

That said, OpenHOA is a research tool, not a substitute for your Realtor, attorney, or association management company when you need official copies, current amendments, or legal interpretation. Use it to find documents faster, then verify anything material with the appropriate professional before you rely on it in a transaction.

The best due diligence happens before you are under contract. A few minutes researching HOA documents now can prevent expensive surprises later.

Third-party resources like OpenHOA solve specific research problems. Our Resource Center, Community Guides, Blueprint Library, and Find Your Fit Quiz solve the bigger ones: where to buy, how the process works, what Michigan-specific details catch buyers off guard, and which community fits your life.

Start with the quiz if you are still choosing a community. Read the guides if you are deep in due diligence. And reach out if you want a real conversation about your specific situation across Wayne, Oakland, Washtenaw, or Livingston counties.
